  • Nothing wired or plumbed below flood level

    Town rules allow the space below flood level in a raised home to be used only for parking, access and storage, with no wiring or plumbing. So the washer, the dryer and the refrigerator stand on the living floor, and water from a leaking washer or dishwasher runs down to the level below.

    What helps

    Find the water shut-off valves behind the washer and the dishwasher before you need them. When you book, tell us which floor the appliance is on and whether the house has an elevator.

  • Repairs between guests

    In most of the island a rental home takes one family a month, while near the Gulf and in some condominiums guests can change every few days. Either way, a broken refrigerator or washer has to be fixed between one group of guests and the next.

    Estero Boulevard is the only road along the island, and in winter its traffic can back up for miles. Questions from Fort Myers Beach

Our rebuilt house has parking and storage downstairs. Can a freezer go down there?

Not plugged in, if the house was built under the Town’s flood rules. Section 6-111 of the Land Development Code allows the enclosed space below the base flood elevation only for parking, building access and storage, with no electrical or plumbing connections. The Town’s building department can confirm what applies to your house. A freezer on the living floor we repair where it stands.

We rent weekly on the Gulf side. Can a repair happen on changeover day?

Give us the check-out and check-in times when you call, and we look for a window between them. If the repair needs a part that has to be ordered, the technician tells you at the first visit, so you can plan the next stay around it.

Who supplies the water on the island?

The Town runs its own water department, Beach Water, and buys the water from Lee County Utilities. It is a blend of water from the Green Meadows plant, treated by reverse osmosis and ion exchange, and water from the Corkscrew plant, softened with lime and chlorinated. If your home has its own softener or filter on the line, mention it when you book a washer, dishwasher or refrigerator repair.
