Map of Pine Island and the towns around it.

Pine Island is farm country more than beach country: the largest island on Florida’s west coast, 17 miles of palm farms, tropical fruit nurseries and canal villages, made of the same coral rock as the mainland and without a single streetlight. About 9,000 people live here year-round, and one road brings everyone in, through Matlacha and over its drawbridge. We drive it to homes from Bokeelia at the north tip down to St. James City.

Island facts a technician needs

Four things about Pine Island change what we find behind an appliance and how the drive out goes.

  • Water from deep wells, filtered at the plant

Pine Island’s water comes from deep wells and goes through reverse osmosis. A little untreated well water is blended back in so the water does not corrode pipes, and the rotten-egg smell of sulfur is removed before it reaches your taps.

    What helps

The island’s water association says its water needs no further filtering. If you keep an under-sink filter anyway, change the cartridge on schedule.

  • No central sewer

Most of Pine Island has no sewer line. Outside a few small areas, the washer, the dishwasher and the kitchen sink all drain to the home’s own septic tank.

    What helps

If the washer and the sinks are slow to drain at the same time, the tank is the first suspect. If only one appliance holds water while everything else drains, that is a call for us.

  • Manufactured homes and dryer ducts

Pine Island has a number of manufactured-home parks, among them Pine Island Cove in St. James City and The Palms at Pine Island in Bokeelia. Federal rules for these homes say the dryer must vent outdoors through its own duct, and that duct may not end under the home or join any other vent.

    What helps

Before the visit, find where the dryer duct leaves the home. If it ends under the floor, or the hood outside is missing or packed with lint, tell us when you book.

  • One way on, one road along

Pine Island Road is the only way onto the island, over the Matlacha Pass drawbridge, and cars wait while the bridge is up for boats. On the island, Stringfellow Road is the only road from Bokeelia in the north to St. James City in the south.

    What helps

Describe the house or the mailbox when you call. There are no streetlights on the island, and a short description gets the technician to the right drive sooner.

  • Communities we cover on the island

Every community from Bokeelia at the north tip to St. James City at the south, plus Matlacha on its own islands in the pass, is served from one number.

    • Pine Island Center

The island’s one crossroads, where Pine Island Road meets Stringfellow Road.

    • Pineland

Home of the Calusa shell mounds of the Pineland archaeological district.

    • Alden Pines

About 200 homes around the only golf course on the island, in Bokeelia.

    • The Palms at Pine Island

A manufactured-home community on Stringfellow Road in Bokeelia.

    • September Estates and Pinehurst Acres

South of Bokeelia, among the farms.

    • Flamingo Bay

Canal homes in St. James City.

    • Pine Island Cove

A 55+ community of manufactured homes on canal lots in St. James City.

    • Tropical Homesites

    • Pine Island Village

    • Cherry Estates and Treasure Cove

  • Matlacha

    Smaller place

Matlacha sits on two small islands in Matlacha Pass, and Pine Island Road runs straight through it on the way over from Cape Coral. It is an old Florida fishing village of brightly painted galleries, shops, seafood restaurants and cottages, and anglers call its drawbridge “the fishingest bridge in the world”. Matlacha Isles and Matlacha Shores, on the mainland side of the pass, are on the same number.

  • Bokeelia

    Smaller place

    ZIP 33922

Bokeelia is the north end of Pine Island, between Pine Island Sound, Charlotte Harbor and Matlacha Pass, with farmland south of the village. Alden Pines, the island’s only golf community, and The Palms at Pine Island, a manufactured-home community on Stringfellow Road, are both here, so a visit can be to a house by a fairway or to a manufactured home in a park.

  • St. James City

    Smaller place

    ZIP 33956

St. James City covers the southern half of Pine Island and is its largest community, with canal neighborhoods such as Flamingo Bay and Pine Island Cove, along with Pine Island Village, Tropical Homesites and the streets around Galt Island Avenue. Some homes here are on a sewer line and others have a septic tank, so tell us which yours has when you book.

What Pine Island residents ask

The dryer in our mobile home vents out under the floor. Is that allowed?

No. Under the HUD code that governs manufactured homes, every gas or electric clothes dryer must be exhausted to the outside through a moisture and lint duct with a termination fitting, and the duct may not end beneath the home. Sheet metal screws that reach into the duct are ruled out too. If yours ends underneath, the technician will point it out during the dryer repair.

We are on septic. Can we still run the dishwasher and use the disposal?

Yes, with some care. The EPA notes that an in-sink garbage disposal affects how often a septic tank needs pumping, and it suggests spreading washing machine use through the week rather than doing all the laundry in one day. Give the dishwasher the same treatment and run it apart from the laundry, not back to back with it.

There is a rotten-egg smell by the dishwasher. Is the island water to blame?

GPIWA strips hydrogen sulfide, the gas behind that smell, out of the water in degasifiers at its plant, before the chlorine goes in. If the smell is at one appliance and not at your taps, say so when you book, and the technician will start with that appliance’s drain and any water left standing in it.
